What Is a DSCR Loan?
A DSCR (Debt Service Coverage Ratio) loan qualifies you based on the rental income of the property — not your personal income or tax returns. The ratio is simple:
A DSCR of 1.0x means the property breaks even. A DSCR above 1.0x means the rental income covers the debt — most lenders prefer 1.0x or higher, but I have programs that go down to 0.75x.
DSCR loans are ideal for buy-and-hold investors, landlords with multiple properties, and anyone whose tax returns don't reflect their true cash flow. Short-term rentals (Airbnb, VRBO) are eligible — rental income is calculated using market rent data or actual lease income.
Fix & Flip — How It Works
Fix & flip loans are short-term bridge loans that fund the purchase and renovation of a property. You repay the loan when you sell or refinance into a long-term product. Key metrics lenders look at:
- LTC (Loan-to-Cost): The loan amount as a percentage of your total project cost (purchase + rehab). We can go up to 95% LTC.
- LTARV (Loan-to-After-Repair-Value): The loan amount as a percentage of what the property is worth after renovation. We lend up to 75% LTARV.
- Experience: Experience can get you better terms.
To Get a Fix & Flip Quote, Have These Ready:
- Property Address
- Purchase Price / As Is Value
- Rehab Amount
- After Repair Value (ARV)
- Borrower FICO
- Fix & Flip / Investment Experience (last 36 months)
- Estimated Liquidity
New Construction — Ground-Up Financing
Building from the ground up? I have direct lender relationships that fund 100% of construction costs with no hidden fees, no pre-payment penalties, and closings in as little as 3 weeks. These programs work for spec builders, custom home builders, and investors developing single-family or small multi-family projects.
